The Santa Clara City Council's Planning Commission took significant steps to address residential development and transportation concerns during their meeting on June 11, 2025. The commission approved plans for the Cheeney Street Townhomes Project, a move that adds much-needed residential density but faces some traffic concerns.

Approving the Cheeney Street Townhomes

The Planning Commission approved plans for nine townhouses at 4249 Cheeney Street, a project that will add much-needed residential density to the area. The development will include on-site parking and architectural changes like lighter color schemes in the front facade.

Commissioner Cherukuri supported all four motions, saying, 'I believe this could satisfy some of the missing residential density that we have in that area.' Other commissioners also voted in favor of the project, leading to a unanimous decision. However, Commissioner Bhattacharya cast one vote against the motion to approve the Mitigated Negative Declaration (MND), citing concerns about noise and impacts on nearby properties.

The applicant opted for an in-lieu fee rather than providing affordable housing units. Staff recommended minor architectural amendments to ensure compatibility with surrounding neighborhoods. The project is expected to enhance neighborhood vitality without compromising privacy, as no windows will face into neighboring backyards.
